Prices are below, but before booking please read carefully:

Respect of the house and the property is imperative. If you're planning of carring/buying some large pack of beers and letting empity can everywere, to let garbage fill the bins, to leave the house and the garden in a mess and you're not willing to do some final cleaning by yourself (just to give some examples) there are a lot of other places where to go.

CHECK-IN (Arrivals ): is normally between 16.00 and 18.00 (4.00 PM and 6.00 PM. ). You will be met by the Owner and are asked to shedule an estimated time of arrival.
I always reply to SMS (text messages) . Has happened that some guest was unable to send sms while in Italy. So if I dont reply to a sms please give a call.
Please notify, in case of delay. Unexpected delays on arrival will be charged at 30,00 euro for hour .
We regret we are unable to meet incoming parties later than 6 p.m. unless previusly agreed.
We dont live in the house, so a cellular phone number is needed to get in touch in case of delay or problems.
I will give my personal cellular number to Guest once completed the booking. I will not use it for booking or information about the house but only to be in touch with guests during their staying.

CHECK-OUT (Departures): The property must be vacated by 10.30 (10.30 AM) on the day of departure. The time of departure should be agreed with the Owner to allow for inspection and return of the deposit.

Booking deposit requested is 30% of the total rent amount. (Net PAYPAL or Bank transfer).

On check in you will have to pay in cash the difference between the rent and the booking deposit plus the Damage deposit of 300,00 Euro. Cash Only.
The Damage Deposit will be fully refunded after the final inspection (if there are no causes of keeping it for damages or missing parts).

Final cleaning: some final cleaning of the house is requested. A quick hoovering, cleaning of dishes and kitchenware and leaving the house and the garden in good order is requested. We will change bed and pillow covers so dont make the beds. We will clean up everithing for next guests, but beginning from a good situation is appreciated.

Please make sure you have adequate holiday insurance for cancellation, accidents, hospitalization and return of yourselves and vehicle/vehicles to your home address. We cannot be held responsible for any accidents, break in’s or theft within the property during your stay.

CANCELLATIONS:
- If you cancel your booking more than 60 days prior the day of arrival then all funds received - minus Eur 30,00 per weeks cancellation fee - will be refunded.
- If you cancel within 60 days of arrival then all funds received - minus Eur 100,00 per weeks cancellation fee - will be refunded.

Knowledge: you will be the only guest in the property, so you need to know as much as possible of the house. Please read the information page before booking.
